Sometime ago I had a private convo with someone here about problems with #strata management.
I'm sorry but cannot remember who it was. However, this may be of interest to anyone living in a unit, particularly owners.
If you have problems with lazy strata management the answer is to have a strong knowledgeable Owners Committee. This means a lot of hard work and is time consuming so needs good support from the other owners. Sometimes necessary to make use of your own solicitor who specialises.
Remember, the strata management company is there to serve YOU. They certainly charge enough in fees.
