One of the consequences of #propertytax is that it causes #buildings to be #overvalued as #capital #investments, to such an extent that outdated/outmoded buildings fail to be replaced with newer. Much of the stock in the US was built before #insulation and should have been torn down and replaced long ago by more efficient structures that would have paid for themselves rapidly in embodied #energy and #material #savings. Buildings are durable #appliances, not #assets.
