Join us on this THURS 4/27 @ 6PM at Brewery X, 3191 E La Palma Ave, Anaheim for the inside scoop on #BuildersRemedy and where developers will #BuildMoreHousing in North OC!
It's here! The 2nd and 3rd #BuildersRemedy projects in Orange County. The shopping center site in Orange was part of a proposed North Tustin Street Specific Plan for which the city had SCAG funds to do the planning work, including and EIR. The NIMBYs freaked out. The city cancelled the plan & *gave the money back.* Now they can have a #BuildersRemedy instead.

Developers propose 576 homes in Orange, some at the mall, others by hospital

Residents concede their city can do little to stop two “builder’s remedy” projects that violate zoning rules because it has yet to adopt a state-approved housing plan.

Our office spent some time designing 5 unit apartment buildings for a show of “Zoning Holiday” proposals for 5,000 square foot lots that are currently zoned for single family homes. I wrote about why we’re taking a break from zoning in a lot of California cities here: https://openscopestudio.com/californias-zoning-holiday-what-to-know-about-the-builders-remedy/ #zoning #california #housing

The #BuildersRemedy has finally come to #OrangeCounty!
Lennar has filed an application to build 500+ homes, including affordable rentals and for-sale townhomes and SFHs on the Westridge Golf Course in La Habra.
The original "Rancho La Habra" (fewer homes; more open space), failed in 2020 and spawned Measure X, a voter ballot initiative that passed 75% / 25% to require a voter approval when rezoning private open space. Conveniently, Measure X applies to only one parcel. https://www.ocregister.com/2023/01/27/lennar-defies-la-habras-measure-x-files-what-could-be-builders-remedy-application/
Lennar defies La Habra’s Measure X, files what could be ‘builder’s remedy’ application

The homebuilder’s latest plan for 530 homes on a hillside golf course could bypass city review because La Habra failed to adopt a state-approved housing plan.

Conor Dougherty on Twitter

“I want to talk to people who live in a single-family rental home, preferably one owned by a large investor in a suburb, but no imperative. I have no agenda and don't care if you landlord is good or bad. I'm more interested in you and your housing story, housing choices, etc.”

The next episode in the #HuntingtonBeach’s fight to avoid the state’s mandate to #BuildMoreHousing has dropped! The one where the new (anti-density) city council authorizes their elected city attorney to sue the state over the #RHNA and block the #BuildersRemedy! Friends, You cannot make this stuff up! https://twitter.com/scott_wiener/status/1605344728395919361
Senator Scott Wiener on Twitter

“Huntington Beach is once again trying to exempt itself from state housing law. Spoiler alert: It can’t do this, just like the last time it tried to do this & @GavinNewsom told it to settle down. Here’s the city’s proposed violation of state law: https://t.co/bCY7qp0Wzx”

Also got to meet Rick Gomez from SW Carps. We bonded over the #AB2011 victory. Their bravery in departing from the Building Trades was a game changer. We’re gearing up for a fight to pass #SB4! The #YIGBY idea was originally #SB899 in 2020, which the Trades killed. It so good to have these guys on #TeamHousing! #YIMBY #BuildMoreHousing
