The arbor at my #ConsumerCoop #CSA farm today...

Today I finally cracked the issue that was blocking me around the real estate investment co-op model.

The thing I was wrestling with was how it could be a #ConsumerCoop without a patronage relationship, since I was thinking primarily about the investors.

*But* if it is organized as a consumer co-op in which the *renters are member-owners*, then they get a patronage refund after the investors are paid their limited return (max under #Vermont law is 6%).

#Coop relative of the #LandTrust?

What are good questions to include in a survey of a #ConsumerCoop's members?

@dphiffer There's some really interesting discussions/debates about positive spill-over effects of co-ops.

One example is #consumercoop pricing: should consumer co-ops price at market rate and return the profit to members, benefiting them, but not influencing the overall price structure? Or should they aim to minimize margins, thus cutting into the profitability of capitalist firms by reducing prices market-wide?

@samtoland there have been some issues around retaining earnings for #workercoops, though there's been some creative work on that front recently. They're also used for worker co-ops that have undocumented immigrant member-owners.

Generally the #consumercoop statutes are a lot more developed in the States, so there really hasn't been perceived need to jerry-rig something on an llc structure for that model.

And #multistakeholdercoops are virtually nonexistent here, so hard to say on that front.

@strypey @xj9 @csaurus I'm a member of a #CSA farm that is actually organized as a #consumercoop! https://www.intervalecommunityfarm.com/ #socialcoop
@ink_slinger Basically, it's a #consumercoop owned by its depositors, who democratically elect the board of directors on a 1 member 1 vote basis. In many #creditunions that's a formality, but the good ones have pretty robust democracy and commitment to supporting the broader #coop economy. #VanCity in Vancouver is one of the most progressive, and, where I live, #VSECU does a great job - they recently created a #CoopCapital program to make equity investments in other #coops.
