हिमाचल सरकार: नगर निकायों में भवनों की ऊंचाई बढ़ाने के लिए नई नीति लागू, 30 दिनों में दें सुझाव

Himachal News: हिमाचल प्रदेश में हिमाचल सरकार ने नगर निकायों में भवन मालिकों को राहत देने वाला फैसला लिया है। अब मालिक प्रीमियम फ्लोर एरिया रेशो (एफएआर) के तहत भवनों की ऊंचाई बढ़ा सकेंगे। इसके लिए सरकार ने फीस की दरें तय की हैं। यह कदम पर्यटन और व्यवसायिक भवनों को बढ़ावा देगा। लोग इस नीति पर 30 दिनों तक सुझाव दे सकते हैं।

प्रीमियम एफएआर की दरें

हिमाचल सरकार ने भवनों की ऊंचाई बढ़ाने के लिए दो श्रेणियों में फीस निर्धारित की है। 0.25 प्रीमियम एफएआर के लिए 5000 रुपये प्रति वर्ग मीटर और 0.25 से 0.50 प्रीमियम एफएआर के लिए 7500 रुपये प्रति वर्ग मीटर शुल्क देना होगा। यह दरें पर्यटन और अन्य व्यवसायिक भवनों पर लागू होंगी। हालांकि, रियल इस्टेट परियोजनाओं और विशेष वाणिज्यिक भवनों पर यह नियम लागू नहीं होगा।

क्षेत्र के अनुसार शुल्क

नगर एवं ग्राम नियोजन विभाग के प्रधान सचिव देवेश कुमार ने इस संबंध में अधिसूचना जारी की है। नगर पंचायतों, योजना क्षेत्रों और विशेष क्षेत्रों में फीस का 80 फ Zelda: Link to external URL हिमाचल प्रदेश सरकार की वेबसाइट पर उपलब्ध जानकारी के अनुसार, फोरलेन, राष्ट्रीय और राज्य राजमार्गों की नियंत्रण रेखा से 100 मीटर के दायरे में फीस 120 से 150 फीसदी तक होगी।

बेसमेंट पार्किंग की सुविधा

हिमाचल सरकार ने भवनों की बेसमेंट को पार्किंग के लिए इस्तेमाल करने की अनुमति भी दी है। यह सुविधा उन भवनों को मिलेगी, जहां सड़क की चौड़ाई कम से कम 3 मीटर हो। इस नियम से शहरी क्षेत्रों में पार्किंग की समस्या कम होने की उम्मीद है।

जनता की राय का इंतजार

नई नीति को लागू करने से पहले हिमाचल सरकार जनता के सुझावों का इंतजार कर रही है। लोग 30 दिनों के भीतर अपनी आपत्तियां या सुझाव दे सकते हैं। यह कदम सुनिश्चित करेगा कि नीति सभी पक्षों को ध्यान में रखकर लागू हो।
