This report reads like a Property Council press release rather than analysis. Falling prices in parts of Melbourne are framed as a crisis, when for decades the real crisis has been housing becoming completely unaffordable for ordinary people. Victoria is one of the few states actually trying to increase supply, tax speculation and take pressure off renters and first home buyers. Of course the property lobby hates that. Affordable housing is not a nightmare for the public, it is only a nightmare for investors and developers who rely on endless price inflation. A correction after years of excess is not failure, it is overdue.

In this article, Leith van Onselen skirts around what has been a cornerstone of his previous arguments that Victoria’s investor targeted land tax hikes that have arguably made housing more accessible for first home buyers. Instead, he veers into vague statements about the state’s economy being ‘weak’ and ‘crime’ being a concern, without evidence or explanation. If he truly prioritised readers, he’d lean into the policy discussion he used to champion and not include superficial and distracting comments that detract from a meaningful dialogue on affordability.

Cut red tape and unlock faster building approvals: A freeze on the National Construction Code.

"The advice also includes a proposal to use AI to cut environmental red tape and clear a backlog of 30,000 housing approvals being assessed under the Environment Protection and Biodiversity (EPBC) Act...The EPBC Act refers to all living things, including plants and animals, habitats and places that need protecting as "matters of national environmental significance"."

"Freezing changes to the NCC would boost housing approvals and speed up environmental assessments, according to the advice. The mainstream building industry does not like accountability."

The Housing Industry Association’s opposition to curbing negative gearing doesn’t stack up. Victoria has hit investors with higher land taxes and other levies, yet rents haven’t exploded. The data shows investor pullback doesn’t automatically mean tenants get squeezed.

Housing industry nonsensical on negative gearing

The Housing Industry Association (HIA) has launched a preemptive attack on moves to curb investor tax concessions, such as negative gearing and the 50% capital gains tax (CGT) discount. Chief economist Tim Reardon claimed that “investors are vital to the goal of increasing housing stock”, claiming that “investors typically supply around a third of all

@rood sad but true, it’s frustrating that there isn't a strong political pushback. The truth is, many politicians are influenced by the powerful property lobby, and their own vested interests play a role, given the number of MPs with large property portfolios. It's hard to expect real change when those making the laws stand to benefit from the status quo. #PropertyLobby #VestedInterests #RealChangeNeeded
@rood Yes, they had policies—policies to boost the value of their multiple investment properties and to keep the property lobby and big business happy. Let’s not forget the media barons profiting from the world-record fees charged for home sale advertisements.

Australia's economic stability is threatened by a potential #recession, driven by a dramatic decline in international students. Sky-high property prices are enticing developers to replace cheap housing with luxury homes. But they probably didn’t anticipate the backlash.
