How Did The Proper Market Fair in 2025 Compaired To 2024?

In 2025 compared to 2024, the single-family home market in Prosper, Texas felt less frantic and more balanced, even though it remained active. In 2024, homes were moving quickly and there was still strong interest from buyers, especially in desirable price ranges, which kept days on market relatively shorter and sellers in a comfortable position. By 2025, there were fewer homes selling as rapidly, and inventory seemed to build up more often, giving buyers more time to shop around and consider options before making offers. The surge of demand that characterized earlier years eased, meaning buyers found themselves with a bit more negotiating room than they had the year before. Sellers, while still able to command healthy prices, had to be more flexible on terms and timing than in the peak of 2024.

Prices in both years stayed high relative to many other Texas markets, but by 2025 the pace of price growth had softened compared to the sharp upward movement of prior periods. Instead of rapid increases, 2025 felt like a market settling into steadier appreciation, where homes still held strong value but buyers weren’t caught in as many bidding wars and offers over asking as previously. Searching for homes might be the most exciting part of buying a home. In my experience, the key to eliminating the “never-ending search” is to set up a list of wants and needs.

Needs
Your first focus should be what you or your family must have in a home. This usually translates to the core characteristics of the house, i.e., those that cannot be easily changed. Beds, bathrooms, and size of the home (Sq.ft) fall into this category. I would also encourage you to include location and schools because the proximity to your workplace and the quality of school district are also sub-characteristics of the home.

Wants
Once you’ve established your needs, you can then shift your attention to the wants. Things like yard size, garage space, a chef’s kitchen, or office space are all desirable but typically won’t be a deal breaker. This is where compromise often comes into play and most homes will have most of what you want, but perhaps not everything. It even helps to rank your wants so you can work from an ordered list to help you make a decision.
