Your first focus should be what you or your family must have in a home. This usually translates to the core characteristics of the house, i.e., those that cannot be easily changed. Beds, bathrooms, and size of the home (Sq.ft) fall into this category. I would also encourage you to include location and schools because the proximity to your workplace and the quality of school district are also sub-characteristics of the home.

Wants
Once you’ve established your needs, you can then shift your attention to the wants. Things like yard size, garage space, a chef’s kitchen, or office space are all desirable but typically won’t be a deal breaker. This is where compromise often comes into play and most homes will have most of what you want, but perhaps not everything. It even helps to rank your wants so you can work from an ordered list to help you make a decision.

Hey, so Prosper, Texas is this super charming small town just north of Dallas that’s been growing like crazy lately. It’s right on the edge of Frisco and Celina in Collin and Denton counties, and honestly it still has that relaxed, wide-open North Texas vibe even though subdivisions are popping up everywhere. People love it because you get highly rated Prosper ISD schools (like, seriously good schools), big lots if you want some space, and you’re only about 10-15 minutes from all the shopping and restaurants in Frisco but without the insane traffic… most of the time.The historic downtown area is tiny but cute—there’s a few spots likeThe Gin,Which I highly recommend some local barbecue and burger joints, and they do this big Christmas festival every year that’s honestly adorable. Most of the action though is along Preston Road and the Dallas North Tollway—tons of new neighborhoods, the huge Gates of Prosper shopping center with H-E-B, Dick’s, Ulta, all that stuff.It’s got a real family feel; you’ll see Friday night lights at the massive Prosper High School stadium (the thing is basically a college stadium now), kids riding bikes around the master-planned communities like Windsong Ranch or Star Trail, and everybody waving at each other. Population’s blown up from like 9,000 in 2010 to over 40,000 now, so it’s definitely doesn’t feel sleepy anymore, but it’s still got way more breathing room than Frisco or Plano.Basically, if you want newer houses, great schools, and still a little bit of that Texas small-town charm without being out in the middle of nowhere, Prosper’s kind of the sweet spot right now. Buyers Advice 4 Understanding Real Estate Terms When Buying

 

Finding a dream home is no small challenge for buyers. But it’s common to be left scratching their heads at some of the phrases used by real estate agents when a deal on a property is close to being finalized. In my experience as an agent, the terms that confuse the most are when we say a sale is “contingent” or “pending”. What do these words actually mean if you’re interested in the property – can you make an offer? Is it still on the market? The English meaning of each word is straightforward but it is how they apply in the world of real estate is a little more nuanced. This can be frustrating if you’ve been searching for your next home for weeks or even months. The terms can overlap and are both used when the owner has accepted an offer, and the sale is proceeding. However, it’s not a done deal. Let’s look at each of these words as this might help you decide whether to pursue a particular property labeled “contingent” or “pending”. I’ll start with “pending”: You’ll have seen on real estate portals properties marked as “pending”, or even more confusingly “pending, taking back-ups”. Effectively, this means the seller has accepted an offer, and it is now the subject of legal and tax requirements. However, a seller can instruct their agent to apply one of several variations to the word “pending”. The phrase “taking back-ups” means the seller is seeking a better offer. So, the door is still open if you wish to express an interest. You’ll need to pay earnest money and option fees for a back-up contract. If the sale does not go your way, then your money is returned. An agent may also apply the phrase “release” or “continue to show”. Often this means that while the deal is proceeding, there are still some unresolved conditions placed by the buyer. In these circumstances, a seller is reluctant to take the property off the market. If you see the phrase “pending – do not show”, then consider the property sold and move on with your search. Similar subtleties also exist when a seller and their agent use the phrase “contingency”. As a buyer, you can make your offer contingent on certain conditions. These might include securing your finance, or the home passing various pest, roofing and building inspections. You could even ask that your purchase is contingent on the sale of your existing home. The seller doesn’t have to accept this or any other request, but everything is negotiable. If a homeowner accepts your conditions, they might not take the property off the market. So, when a property is marked “contingent” on a website, it might mean the agent can continue to show the house, but not always. There are occasions where the buyer and seller agree the sales process should stop. There’s also a thing called a “kick-out” clause, which means that all the contingencies – think of them as conditions – have to be resolved before an agreed deadline. Properties that are the subject of this situation can be marked “release / kick-out”. The agent will have been instructed to continue to show the home and take offers. Another variation is the “short sale” contingency. This is where the seller accepts an offer, but it’s less than the mortgage on the property, and the lender must approve the deal. In this situation, the house is usually no longer on the market. If you’re interested in a property that has a sale “pending” or “contingent” on buyer conditions, you should ask your agent to approach the listing agent. Also, be prepared to make a strong offer because sellers are not always easily convinced they should reject the existing buyer. If you’re willing to put down “earnest money” – a form of a deposit – then at least you will have made your intentions clear to the seller and their agent. If their initial deal falls through, they’ll know where to find you.
