How Did The Proper Market Fair in 2025 Compaired To 2024?

In 2025 compared to 2024, the single-family home market in Prosper, Texas felt less frantic and more balanced, even though it remained active. In 2024, homes were moving quickly and there was still strong interest from buyers, especially in desirable price ranges, which kept days on market relatively shorter and sellers in a comfortable position. By 2025, there were fewer homes selling as rapidly, and inventory seemed to build up more often, giving buyers more time to shop around and consider options before making offers. The surge of demand that characterized earlier years eased, meaning buyers found themselves with a bit more negotiating room than they had the year before. Sellers, while still able to command healthy prices, had to be more flexible on terms and timing than in the peak of 2024.

Prices in both years stayed high relative to many other Texas markets, but by 2025 the pace of price growth had softened compared to the sharp upward movement of prior periods. Instead of rapid increases, 2025 felt like a market settling into steadier appreciation, where homes still held strong value but buyers weren’t caught in as many bidding wars and offers over asking as previously. This subtle shift shifted some leverage toward buyers — not a full buyer’s market, but certainly more balanced than in 2024 when sellers more often had the upper hand in negotiations. Overall, 2025 felt like a transition toward equilibrium, with a bit more room for buyers to negotiate and a slight easing of urgency compared to the stronger seller-leaning conditions of 2024.

Buyers Advice – Starting Your Home Search

Searching for homes might be the most exciting part of buying a home. In my experience, the key to eliminating the “never-ending search” is to set up a list of wants and needs.

Needs
Your first focus should be what you or your family must have in a home. This usually translates to the core characteristics of the house, i.e., those that cannot be easily changed. Beds, bathrooms, and size of the home (Sq.ft) fall into this category. I would also encourage you to include location and schools because the proximity to your workplace and the quality of school district are also sub-characteristics of the home.

Wants
Once you’ve established your needs, you can then shift your attention to the wants. Things like yard size, garage space, a chef’s kitchen, or office space are all desirable but typically won’t be a deal breaker. This is where compromise often comes into play and most homes will have most of what you want, but perhaps not everything. It even helps to rank your wants so you can work from an ordered list to help you make a decision.

Having these priorities will help narrow your search by keeping your focus on homes that fit your criteria!

Searching for homes is exciting and I want to offer my services if you need help. As an agent, I can expedite the search process for you, get you into houses outside of open house times, and give my expert opinion on any homes you might be looking at.

Want To Know About Prosper, Texas?

Hey, so Prosper, Texas is this super charming small town just north of Dallas that’s been growing like crazy lately. It’s right on the edge of Frisco and Celina in Collin and Denton counties, and honestly it still has that relaxed, wide-open North Texas vibe even though subdivisions are popping up everywhere. People love it because you get highly rated Prosper ISD schools (like, seriously good schools), big lots if you want some space, and you’re only about 10-15 minutes from all the shopping and restaurants in Frisco but without the insane traffic… most of the time. The historic downtown area is tiny but cute—there’s a few spots likeThe Gin,Which I highly recommend some local barbecue and burger joints, and they do this big Christmas festival every year that’s honestly adorable. Most of the action though is along Preston Road and the Dallas North Tollway—tons of new neighborhoods, the huge Gates of Prosper shopping center with H-E-B, Dick’s, Ulta, all that stuff. It’s got a real family feel; you’ll see Friday night lights at the massive Prosper High School stadium (the thing is basically a college stadium now), kids riding bikes around the master-planned communities like Windsong Ranch or Star Trail, and everybody waving at each other. Population’s blown up from like 9,000 in 2010 to over 40,000 now, so it’s definitely doesn’t feel sleepy anymore, but it’s still got way more breathing room than Frisco or Plano.Basically, if you want newer houses, great schools, and still a little bit of that Texas small-town charm without being out in the middle of nowhere, Prosper’s kind of the sweet spot right now. You thinking about moving there or just curious?

Seller Advice – Getting your Home Ready To Sell

Should you renovate when thinking of selling?

Have you ever heard the phrase, “You need to spend money to make money?” I think it totally applies to what this email is about today.

I get asked a lot by my friends and clients about how or if they should spend their money on home renovations before they list their home. “Do I repaint the house or recarpet the living room?” “Do I fix the front door or replace the water heater?”

Here’s my two cents on renovating before selling: When planning on selling a house, it’s best to put your money into the LEAST expensive things that are going to make the BIGGEST difference. Repainting a room will only cost the amount of paint, brushes, and any splatter cloths you purchase, so this is a great first thing to do that almost every buyer will notice and appreciate (and it shouldn’t break the bank). Re-grouting and re-caulking are also good (inexpensive) ideas, as many buyers notice dirty grout and eroding caulk in bathrooms and kitchens.

The exact opposite applies for things to hold off on. Remember, anything that is costly and time consuming (like installing a new pool, reshingling the roof, or tearing down walls to open up space) is better to put off. These may be good ideas, but in the long run they could cost you more in time and money than they’ll ever return.

Remember, at the end of the day, it’s about getting the most out of your investment.

‘Till next time,
