In your 401k, choose index funds that wait a year or more before adding new IPOs. The NASDAQ 100 is now corrupted.

Buy a house where you can afford the monthly payment with the high interest rates, hope to refinance in five years with a lower rate. Your payment will go down, your home value will go up.
