I'm working on a hobby project to predict the median sale price of homes in cities around the US 3-months ahead.

Post-COVID, the median sale price changed an average of 8% every 3 months.

My current best model gives an average % error of 6%.

The picture below shows Plano, TX. Blue lines are average predictions + 80% CI. The red line is actual values.

I'm not super happy with this, but it's not too bad.

Mastodon may be topping app charts right now. But I prefer the web UI.

App gets some lag now and then and it’s not great.

This is why I love open source.

Working on my next article for datafantic this week. Analyzing Zillow listings to see if I can come up with a more real time analysis of market values. Current analyses are lagged about a month.

Side note: instant rice boxes exist. My wife somehow likes the ramen noodle ones, but I’m not a fan. Going to try this out when I’m feeling particularly lazy.
