There are two types of co-housing:
1⃣Housing communities, where each person has private apartments and co-living spaces.

2⃣Cluster apartments, which are private mini apartments with co-living spaces such as living rooms.

One way to create co-housing is by renting to housing companies.
Therefore, a housing company willing to integrate groups is needed.
Berlin has six municipal housing companies.

LokalBau's strategy is to use all possibilities for planning for the common good by managing project development.

They have developed a map showing all the potential opportunities for co-operative development.

An example of the LokalBau strategy is a collaborative project involving three property owners with the aim of creating a neighbourhood with affordable housing, social and cultural spaces.

The urban planning process is embedded in an informal participation process.

Ulrike Damerau tells us about AKS Gemeinwohl, an intermediary actor in the field of social housing, supervised by the district and legally representing part of civil society.

Its aim is to remove housing from the speculative market, initially through the right of first refusal.

However, after this right was rejected by a court, AKSGemeinwohl switched to a preventive purchase mechanism.

Close to 2700 units were saved.
