This is just not true for many people. A home is an asset. When paying a mortgage, you build equity that can be recouped if you decide to sell, or which can be used as collateral for another loan. When renting, you are still paying a mortgage, except is the landlord’s and you own nothing. Rent prices can also change at any time and by large amounts, forcing renters to move. The cost of owning a home is much more stable and predictable.
Homes are also typically bought with a loan and a relatively small down payment, making them a leveraged asset. Eg, if you put down 30k on a 300k house and prices increase 5%, the value of your home just went up 15k. If you instead just put 30k in stocks, you would need an increase of 50% to get the same result.
Regardless, when it comes to housing, your primary concern should always be stability and not “profitability”.
yeah i was gonna say, some dude published a (german) analysis of the total cost of buying a house / renting an apartment + investing in stocks for the same total yearly expenses and found that with the second option, you end up having more wealth at retirement age.

it also makes sense intuitively since renting an apartment in a city uses much less resources overall. both in terms of material used for the building (since you share most of your walls with your neighbors) but also in terms of transport being significantly cheaper.

Ancient Greece even had those episodes where the rich managed to get farmers deep in debt. A bunch of them just left. Another bunch became serfs. The end result was productivity tanking and food security becoming problematic. Cue debt relief, changing laws, … The rich will always fuck it up for everybody and themselves given enough time, sometimes they learn, and they do it all again a century later.

there’s a lot of negative feedback loops in nature (it sounds negative but is actually a positive thing). it means that when you have a tendency going one way, then that creates a counter-pressure which makes the tendency go the other way.
so if people have less children today, that somehow will make it more attractive for future generations to have more children. in the end, it will oscillate (go up and down) until it stabilizes around a stable value. so no worries, it’s gonna be fine.
Feels like more hubris to think humanity is any different from animals in this regard.

It does tie into affordability though, because the lack of third spaces is in itself an indication of an over-exploited real-estate market. A third space is almost by definition not maximally exploited, because you’re allowing non-paying patrons to take space which could be used by paying ones. Allowing non-paying patrons is only a moral question up to some point, after that it’s just the market forcing the choice between more exploitation or bankruptcy.
Expectation to spend money sidelines all the people who cant afford it. Its not nice to sit somewhere and watch everyone else buying stuff and knowing you yourself cant.
