Is it acceptable to ask a person a legal question on here?
@vejovis yes, of course. Although that doesn’t guarantee a reply!
@WGA it is just a question about property, if a neighbour's wall is cracked, and it's causing damp to my wall, are the obliged to repair it?

@vejovis @WGA Probably, but it depends on the facts and sometimes it can be difficult to prove. Why do you think the damp is coming from the crack? Is it a party wall?
@cjr1968 @WGA originally it was just the neighbours wall, then the owner before me built a small extension. So the bottom 1/3rd is now a party wall, the top 2/3rds isn't. It was a builder who looked at it that said the wetness was coming from the crack.

@vejovis There is a risk that your neighbour could argue that your extension has caused damage to the neighbour's wall. It's hard to advise without all the facts, but I think you need (1) a report from a builder that makes the source of the dampness clear before you start (2) information about what was agreed when the extension was built. You may need some legal advice, which will probably cost a few hundred pounds but save you a lot in the long term.
@cjr1968 thanks so much Catherine, I'll have a look at all the documents we got when we bought the house, and see if there is any about the extension. Thanks for taking the time to reply, it's much appreciated.
