It depends on whether Israel will play ball. I find it credible that Netanyahu bounced Trump into a pre-emptive strike, and he could make a lot of trouble if Trump is less than gung-ho about completely obliterating Iran. Those beachside properties in Gaza will never get off the ground unless Netanyahu is onside.
