#Rents along the Elizabeth line have risen faster than the wider London market since the line’s full opening in May 2023, according to research by Benham and Reeves. Average rents near Elizabeth line stations are now £2,122 per month, up 13.3%, compared with a 10.1% rise across London. Growth has been strongest outside the capital, where rents have increased by 14.6% against 12.9% for London-based stations. Iver in Buckinghamshire leads with a 40.9% surge, followed by Reading (36.7%) and Chadwell Heath (32.3%). Central
#London areas such as Paddington, Tottenham Court Road and Bond Street have also seen strong rises. Only Twyford (-8%) and West Ealing (-0.2%) have recorded declines. Director Marc von Grundherr said the Elizabeth line has reshaped rental demand by improving connections to central London, with demand expected to remain high as more workers return to offices.
