Working on a building code proposal change to permit more affordable elevators in Virginia for #MissingMiddle residential up to six stories tall. Any recent examples of smaller apartment buildings in the state that went without an elevator or failed to pencil due to elevator costs? I have examples from elsewhere but local examples are more interesting. #design #BuildingCode #housing #accessibility
@urbanistorg “The commission also endorsed allowing the full slate of modest development types — cottage housing, courtyard apartments, duplexes, triplexes, fourplexes, fiveplexes, sixplexes, townhouses, and stacked flats — citywide, rather than just six of those as required by state law.” #MissingMiddle #zoning #housing #Washington

Difficult area for regulatory reform given rising #housing costs and #wildfire risk. #BuildingCode #FireSafety

Yesterday, the City of Dallas amended its building code to bring structures up to 8 units under a modified residential building code. Big picture this means no sprinklers required if you meet certain conditions (<7,500sqft, <=4 units per floor, one-hour ratings, and some other things). UPDATE: Montana's single-stair bill has passed both chambers and is moving to Governor Gianforte's desk. The bill could serve as a model for future states seeking outright adoption six story single-stair building code amendments. https://legiscan.com/MT/bill/SB213/2025 https://bsky.app/profile/seanjurs.bsky.social/post/3lakldp5ux52d [contains quote post or other embedded content]

Council appears to support single-stair development - Austin Monitor

A building code amendment that will allow single-stair development up to five stories will be at Council this week and, like the resolution that asked for it, appears to have strong City Council support. Council Member Chito Vela, who sponsored…

The high cost of sprinklers came up again tonight, as it often does. Reportedly a small bed and breakfast did not want to expand despite high demand because the high cost of sprinklers would make it uneconomical, at least for the near future. I asked staff to look at whether a cost share program would make sense, where the City would pay for half of new sprinkler installs. #FireSafety #MissingMiddle

LA's single-stair motion has been adopted! And I very much appreciate these quotes from two moms of young kids on our council. More family-sized housing please! [contains quote post or other embedded content]

A once-banned type of building is back in favor – and the Planning Commission approves - Austin Monitor

The Planning Commission approved several proposed amendments to an amendment of the city’s Technical Building Code during a meeting March 25, all of which address a peculiar kind of development called a “single-stair,” or “point-access” building. Point-access buildings are so…

It is very early days, but I have written two draft submissions to allow safer and more affordable #MissingMiddle homes in #Virginia which I intend to submit for public consideration next month as soon as that becomes possible. Thanks to https://bsky.app/profile/stephenjacobsmith.com for doing the work at the national level to make this much more possible here. #BuildingCodeReform
