El pasado viernes se celebró el II Foro de Home Staging en Madrid, una cita donde asociaciones, agencias inmobiliarias y ‘home stagers’ defendieron el papel del marketing inmobiliario basado en preparar las viviendas antes de su venta con el objetivo de cerrar la transacción en poco tiempo y a buen precio. El sector asegura que el ‘home staging’ es una inversión necesaria y básica a la hora de comercializar inmuebles, y una herramienta para aportar valor en el mercado actual. Durante el acto, además, se presentó el primer decálogo de buenas prácticas de esta actividad.

Should you renovate when thinking of selling?

Have you ever heard the phrase, “You need to spend money to make money?” I think it totally applies to what this email is about today.

I get asked a lot by my friends and clients about how or if they should spend their money on home renovations before they list their home. “Do I repaint the house or recarpet the living room?” “Do I fix the front door or replace the water heater?”

Here’s my two cents on renovating before selling: When planning on selling a house, it’s best to put your money into the LEAST expensive things that are going to make the BIGGEST difference. Repainting a room will only cost the amount of paint, brushes, and any splatter cloths you purchase, so this is a great first thing to do that almost every buyer will notice and appreciate (and it shouldn’t break the bank). Re-grouting and re-caulking are also good (inexpensive) ideas, as many buyers notice dirty grout and eroding caulk in bathrooms and kitchens.

The exact opposite applies for things to hold off on. Remember, anything that is costly and time consuming (like installing a new pool, reshingling the roof, or tearing down walls to open up space) is better to put off. These may be good ideas, but in the long run they could cost you more in time and money than they’ll ever return.

Remember, at the end of the day, it’s about getting the most out of your investment.

Home staging business expands with new Swansea office

The expansion marks a significant milestone for the Hampshire-founded business, led by CEO Natalie Evans, a proud resident of Ceredigion. With a longstanding vision to bring her successful brand to Wales, Evans has welcomed two Swansea-based Directors, Claire Davies and Lowri Kramcha, to spearhead the Welsh division and office Riverside House in Swansea.

“Home staging is all about preparing a property for sale in a way that maximises its appeal to potential buyers,” explains Evans. “From rural family homes to stylish city-centre terraces, a well-staged property not only sells faster but often achieves a higher sale price. Simply put, staged homes sell better.”

countryside communities, the demand for expert home staging for home sellers has never been
greater.

At the forefront of the new Welsh division, Little barn Door say its new directors Claire Davies and Lowri Kramcha bring deep local knowledge and a shared passion for helping homeowners achieve faster, more profitable sales.

“We’ve seen home sellers achieve £20,000—sometimes even £50,000—over the guide price by investing in home staging,” adds Evans. “Creating a lasting first impression is key. When buyers fall in love at first viewing, it can make all the difference.”
