Grade II listed Ashburne House, built by Edward Backhouse (1781-1860), around 1833 and overlooking Backhouse Park, Sunderland in NE England.
Originally from Darlington, Edward Backhouse was a Quaker philanthropist and writer on church history.
This building and the land around it was donated to Sunderland Corporation in 1922 with the stipulation that the house itself should be used as a teaching college or hostel.
It became the School of Art in 1931, later the art faculty of Sunderland Polytechnic and finally part of the University of Sunderland in 1996.
The universityโs Faculty of Arts, Design and Media vacated the building in 2012 and it was eventually sold.
A ยฃ1m restoration project has seen the listed building converted into a mixed-use development of contemporary office space for the client and three high end family homes.

Glorious weather to go wandering lonely as a cloud โ in the sunshine amongst the daffodils at the Saxon church of St Peter's, established on the banks of the River Wear, Sunderland in AD674.

Down at Nobles Quay on the banks of the River Wear in Sunderland this evening as the sun dipped behind the bridges connecting the north and south banks a little further upstream.
It was the perfect end to what has been a lovely spring-like day, which perhaps is not too surprising seeing as how spring officially arrives this coming Friday.

Catching the remains of the day as the spring equinox approaches, Sunderland's former Holy Trinity Parish Church.
It originally opened in 1719 for the then newly created Parish of Sunderland.
The church stood as the focal point for the community until population changes forced its closure in 1988.
It was subsequently looked after by the Churches Conservation Trust and recently underwent a major restoration project to secure its future a cultural hub.
Re-branded as 'Seventeen Nineteen', it is now enjoying a new lease of life as a cultural arts centre and performance space.
