Dallas Area Residential Sales Report – Irving, Texas

The single-family housing market in Irving, TX, as we navigate September 2025, presents a dynamic environment that requires both buyers and sellers to adopt a strategic approach. We observe a market that is transitioning from the aggressive, seller-dominated conditions of the recent past to a more balanced state, offering opportunities for thoughtful engagement from all parties.

The sales volume for single-family homes has remained robust, indicating a continued, healthy flow of demand into the Irving area. However, homes are generally taking longer to move from listing to contract, which signals a noticeable extension in the sales cycle compared to the quick-turnover pace of last year. This change provides buyers with necessary breathing room for comprehensive due diligence and thoughtful decision-making, while sellers must recalibrate their expectations regarding the timeline to close.

The pricing landscape is demonstrating a measure of stabilization. Although overall values have experienced some shifts, homes are generally selling very close to their list price, and in some highly desirable pockets, properties are still receiving multiple offers, underscoring the enduring appeal of Irving as a residential location. The availability of housing inventory has also expanded, which mitigates the intensity of competition for buyers and necessitates that sellers focus on optimal presentation and competitive pricing to ensure their property stands out.

For sellers, this is an excellent time to capitalize on the sustained interest in Irving while focusing on property preparation and expert pricing to ensure a timely and successful transaction. Your home remains a valuable asset in a thriving DFW community.

Susan and I voted in the Irving city council run-off election. Afterwards, I photographed this sculpture, Goddess of the Golden Thighs by Reuben Nakian. It's an issue in the election because a christian nationalist PAC trying to take over the city council decided it was obscene.

They already want to censor LGBTQ books at the library and may be targeting artwork next. Sadly, we're sliding into religious authoritarianism at the national, state, and local level
