beware of National Realty Guild.
Potentially high commissions(for no worldly reason), shady business practices that don't prioritize their clients and mistakes in paperwork.
Had a hell of a time this year when buying a house with one of their agents as the listing agent. I will avoid even looking at properties that list them in the future. Good luck out there!

Wife and I went out for dinner last night (local diner, banquet burgers for both of us) and discussed next steps on our downsizing and new home journey.
1) Create a punch list of things that need to be patched, painted, repaired or completed prior to listing our current home.
2) Start looking for a local real estate agent who will sell the house. It's early but we can get valuable info from them to help us prepare.
3) Agree on location we want to move to.
