The only problem with your logic is that it is the opposite. If you like nightmares, by all means, destroy Center City and put the arena there.

Let's not even talk about Chinatown and the rest of the local community that will have their every day lives turned upside down because some undeserved billionaire can have a shiny new arena without earning it.
