Some findings that surprised us:

1. Construction cost inflation shows the theoretically expected neg. effect only in GER. FRA & NED display a counter-intuitive pos. response - we explain why.

2. Bottom line: one-size-fits-all housing policy is unlikely to work. Transmission channels are institutionally heterogeneous across EU & demand country-specific policy.
