LA NOTIZIA: Mercato immobiliare, comprare casa è un’impresa impossibile: prezzi schizzati alle stelle nel 2025
I mutui in Italia continuano a crescere, nonostante i tagli dei tassi della Bce nello scorso anno. E, come se non bastasse, i prezzi delle case si impennano. La crisi del settore immobiliare è riassunta dagli ultimi dati Istat, che mostrano come acquistare un’abitazione diventi sempre più complicato. Tanto più a fronte della continua risalita dei mutui.
In media, nel 2025, la crescita dei prezzi delle abitazioni è stata del 4%, con un conseguente effetto di trascinamento nel 2026 del +1,6%. Secondo le stime preliminari dell’Istat, nel quarto trimestre del 2025 l’indice dei prezzi delle abitazioni è aumentato dello 0,9% rispetto al trimestre precedente e del 4,1% in confronto allo stesso periodo del 2024.
Mercato immobiliare, continua l’impennata dei prezzi delle case
La crescita tendenziale, sottolinea l’Istat, è legata unicamente ai prezzi delle abitazioni già esistenti, che sono cresciuti del 5,2%, accelerando ulteriormente rispetto al +4,2% del trimestre precedente. Per le nuove abitazioni si registra invece un rallentamento, con un -1,2% che segue il +1,3% del terzo trimestre dello scorso anno. Con i prezzi alle stelle a risentirne è tutto il mercato, con la crescita dei volumi delle compravendite che frena al +0,4%.
Su base congiunturale, invece, l’aumento dello 0,9% deriva da una crescita sia per le abitazioni nuove (+1,3%) che per quelle già esistenti (+0,8%). Per quanto riguarda la media del 2025, la crescita del 4% è data da un +0,6% per le abitazioni nuove e un +4,7% per le abitazioni già esistenti.
Nel quarto trimestre del 2025, la crescita tendenziale è stata registrata in tutte le ripartizioni geografiche, seppur con differenze: nel Nord-Est l’aumento è stato del 4,7% (il valore più alto), mentre nel Sud e nelle Isole del 3% (valore più contenuto). Per quanto riguarda i grandi comuni, gli aumenti maggiori si registrano a Milano (+6,3%) e Roma (+5%).

The property market crisis is summarized by the latest Istat data, which shows that buying a home is becoming increasingly complicated, especially given the continued rise in mortgages.
On average, in 2025, the growth in house prices was 4%, with a subsequent pull effect in 2026 of +1.6%. According to preliminary estimates from Istat, in the fourth quarter of 2025, the housing price index increased by 0.9% compared to the previous quarter and by 4.1% compared to the same period of 2024.
Real estate market, continued surge in house prices
The trend growth, according to Istat, is linked solely to existing house prices, which rose by 5.2%, accelerating further than +4.2% in the previous quarter. For new homes, however, there is a slowdown, with a -1.2% following a +1.3% in the third quarter of last year. With prices at record highs, the entire market is feeling the impact, with the growth in transaction volumes slowing to +0.4%.
On a cyclical basis, instead, the 0.9% increase is due to growth for both new homes (+1.3%) and existing homes (+0.8%). As for the 2025 average, the 4% growth is due to +0.6% for new homes and +4.7% for existing homes.
In the fourth quarter of 2025, the trend growth was recorded in all geographical areas, albeit with differences: in the Northeast the increase was 4.7% (the highest value), while in the South and Islands it was 3% (the lowest value). As for large cities, the largest increases are recorded in Milan (+6.3%) and Rome (+5%).
